Staining

Definition

Staining on or caused by a roof refers to discolouration of the roof surface, ceilings, walls, or paving resulting from water run-off carrying dissolved minerals, rust, biological material, or coating residue.

Understanding Staining

Roof staining takes many forms. On the roof surface itself, common stains include rust streaks (from corroding metal components or fasteners), green or black biological staining (from algae, moss, or lichen), white salt deposits (efflorescence), and dark streaks from atmospheric pollutants or organic debris breakdown. Below the roof, staining on ceilings and walls is one of the primary indicators of roof leaks, valley failures, or condensation issues. Exterior wall staining caused by roof run-off is another common issue. Rusty water from corroding gutters, valley irons, or roof sheets can leave permanent reddish-brown stains on painted or rendered walls. Tannin-stained water from leaf debris in gutters can leave dark brown streaks on walls and paving beneath downpipe outlets. These stains can be extremely difficult to remove once they have penetrated into porous substrates such as concrete, brick, or rendered surfaces. In Gippsland, roof staining is pervasive due to the region's wet climate and abundance of mature trees. Town & Country Roofing addresses surface staining during the high-pressure cleaning stage of restoration. Where staining has been caused by a corroding component (such as a rusted valley iron or deteriorating gutter), the root cause is repaired or replaced to prevent further staining after the roof is cleaned and coated.
