Flashing installation is the process of fabricating and fitting custom metal flashings at roof junctions, wall-to-roof transitions, and around penetrations to create watertight seals at these vulnerable points.

Understanding Flashing Installation

Flashing installation is one of the most skill-intensive aspects of roofing work. Each flashing must be custom-formed to suit the specific geometry of the junction it protects, with correct upturns, overlaps, and drainage provisions. A professional roofer uses a portable brake press (also called a folder or bender) to form flat metal sheet into the required profile on site, ensuring a precise fit that cannot be achieved with pre-formed generic flashings. The installation method varies depending on the flashing type and location. Step flashings along a wall-to-roof junction are interwoven with each course of roof tiles or integrated into the laps between metal sheets. Apron flashings at the base of walls are turned up behind the cladding and down over the roof surface. Penetration flashings around pipes use a combination of formed metal and flexible rubber boots (DEKTITE or similar) to accommodate the pipe diameter and thermal movement.
